Look no further than San BerdU  and Riverside counties hundred thousand plus vacant parcels.. if not morealso look up Lehigh acres FLA  200,000  and parts of Coral Gables.. you will be blown away by the google earth of those Massive land projects that were done in the 50s.

But limited.Go north of the River to Gladstone, Riverside, Parkville or easy, Grandview, Raytown, Independence.Areas where houses are al over 100k and the schools are good will serve you wrll.

San Marco, Riverside, and most beach areas will probably have the best chances of appreciating, but are now so expensive that healthy cashflow is not likely.
