I only highlighted the boiler but there are quite a few other improvements that make up the $142k including a new rear porch, all new windows, an entirely new electric system, a tear off roof and tuckpointing.

I did buy 350 SFRs coming out of the recession but as stated landlording just is not my thing sold them all 4 years ago.. so just look for the next real estate shiny object.. but the real estate license and what I learned from 18 on and all the contacts I made being an agent through the years set up all my later business's and success's.. and of course there were failures along the way.. the 08 meltdown about killed us.. but now its in the rear view mirror

Oh, and the second floor apartment has a walkout balcony that doubles as a rear entrance / exit in addition to the roof of the first floor.Not knowing much about estimating rehab costs, I would ball park it at a $30,000 renovation minimum.

Take my word for it, if you let them in before these things are paid, they will eff you in the rear sideways.
