Do not want to end up in a sticky situation and get your note called.

Keep in your mindset that you are offering a helping service that will provide the home owner with an out to a sticky loosing situation.

This one is a sticky one.

I'm sure it's an overwhelming situation but I'm also sure that most all other rental owners here on BP have been in some sticky situations as well (as have I on my own rentals over the years:)If you're really at a loss on next steps, have you given any thought to getting a professional property manager?

Also the is a forum specifically for Wholesaling which you can get to by clicking the forums tab and selecting "All Forums" There are some very good "Sticky Posts" at the top of the wholesaling forum. 

EPA is much more "sticky" than the other areas you mentioned- as you move further from Silicon Valley/The City (Dublin, Livermore, Lathrop, Stockton, etc) areas are seeing massive amounts of new builds and are very dependent on a few large employers/industries.

I would only recommend you do the same too because no matter what a sticky situation can come from the most unexpected moments. 

If they don't perform, that's where it gets sticky.
