It took me three years to make the transition but so glad I did. 

The past year it's all been going pretty smooth but kind of feel like I wont get lucky twice with another easy going rental lol. 

I'm located in the greater Cincinnati, Ohio area.What do I need to make sure of in regards to the lease as I transition into self managing/owning the property?

Otherwise I think it'll be a smooth transaction. 

Lets say I got approved for a loan and everything went smoothly throughout escrow.

They understand the numbers that go into your max allowable offer and many will want a quick / smooth closing, so sometimes you can get decent deals that way.

The goal is to be transitioning into self-employment in 2020.I have been following the BiggerPockets community through podcasts and webinars for the last year.

To make it smooth from a title side, they might have to buy your property and then sell you theirs or one of you may have to get a bridge loan to have one closing completed before the next closing is accomplished. 

Of course, we have a great team of Home Inspectors, Termite Inspectors, Title Co, Lenders etc to make this transition as seamless as possible.
