I’m the meantime I was able to find a new tenant who has paid the security deposit, first month rent, and has scheduled utilities to be transferred to their name but no lease has been signed yet.

As both an investor and realtor, I am now officially emotionally invested in the outcome!

I doubt there is a security issue with people breaking into windows "at the top of the building".  

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

They often are looking at multiple properties and the more responsive you are, the more likely you will secure the booking.

My PM said some people charge both an additional security refundable deposit ($250 was my thought at the time) and monthly pet fee or I could just do one.
