You can find some decent deals in Lawrence I just helped a customer close on a SFH last week.

I'd like to not "find out the hard way" if one of these sites are not a good match for me.The ones I'm considering are Propstream, Property Radar, ListSource, and PropwireSomething to note, I am looking to return to doing some wholesale deals, using criteria such as absentee owner, out of state owner, tax delinquent, vacant, liens, and pre-foreclosure..

Should I consider this?

QIP can be bonus depreciated.To maximize deductions, consider waiting to make improvements until after the property is converted to a rental.

I guess it is a nice touch, I would and maybe possibly should consider it in higher end listings I own and/or manage. 

However I have great units and we provide excellent customer service so I generally have little turnover.

If you're considering BRRRR, the FHA 203(k) loan could work for bundled purchase and renovation, but it’s often simpler to use personal funds for lighter rehab projects.You could focus on properties with strong rental potential and manageable upgrades to increase value.

I wasn’t really considering the appreciation/depreciation aspect at all.  

If you are buying an SFR for 75k, put 175k into the deal (total cost is 250k) and it appraises for 220k, you are negative 30k before any loans are considered.
