Existing financing in place, property condition, time available for the transaction, the seller's needs, the buyer's needs and capacity to close, the market conditions..... it's not that a lease option is a bad thing, it's that it's not always the solution.

Adam, costs can vary widely, depending on how the main, meterback, boxes and runs are set up and the capacity of the main line.

My point of view is that having the capacity to raise money, build teams, and put projects together are the most important and highest payoff skillsets around.

There's a lot of different ways to learn too, you can work for someone that is in the business in some capacity, real estate, construction, development, finance, sub contractors, etc. 

I 100% want to show up in whatever capacity we are allowed virtually or in person !

Most people become RE professionals in some capacity and continue to invest as they go.I tell people all the time I gave up my 9-5 to go work for myself full time in RE.

Lastly, as the agent is working under a broker license, the broker may have the capacity to nullify/terminate the listing agreement - but the title company can probably help navigate that.
