Under $100k condo/under $1000 monthly rent, I use HD WilsonArt Laminate counters, re face cabinets with white raised panel (Google local refacing companies not national companies), new brushed nickel faucets, new white appliances if needed, tile bathroom floor and tub surround, new vanity, new light fixtures and new toilet if necessary. 

Maybe just a brush of bad luck but I've leased that property for almost 15 years and nobody even came close to being as bad a tenant as her and her children.

I think the issue is that you can't paint a group of people with the same brush.

Fedrico, first thing you want to do is brush up on Ohio law to determine the eviction process and what you can and cant do in general, for your protection, lease, etc. 

It seems like I need to brush it off as a learning lesson and move on.  

If you're planning on wholesaling (which is a good place to start if you have lots of time but less money), you'll want to start brushing up on SDIRA's, also. 

The 2 existing rooms have their own vanity, I'm probably going to add one in the third room, so my renters will have no reason to go the bathroom to brush their teeth and etc.
