I too would address security deposits as there is more wear and risks involved with three adults, something extra.These arrangements rarely last, kids trying to save money and I'd help to an extent, just realize they will probably have blow ups, get mad at each other and someone or all will move out in the night.

I'd say if you were that concerned with one more kid or adult in a unit, liability and W/T, you need to rent you 3/2s to older ladies who live by themselves and in good physical condition.I doubt I could really measure the w/t on a livingroom carpet with one more 28 pound kid, that is silly!
