It seems that rent growth and appreciation increase trumps that metric even in .7% RTP ratio areas.

So please negotiate that deal get your donald trump hat on.Exit strategy must know- since you are flipping make certain that the cost you spend to BUY IT + Rehab + desired profit + any fees involved to sell it = does not exceed the sales prices of the current market value of similar properties in the area.

It may not get you paid right away but could tie up the property that is in the wifes name.You may need to try some kind of collection action in Federal Court which may trump state court.Unfortunately all you may be able to do is a slow grind and haunting of this guy where ever you see him pop up.As I tell my clients, getting the judgment is easy, getting paid is the hard part

I was talking with a successful property manager the other day about this exact topic and he mentioned that he says "no animals", instead of "no pets", which apparently trumps the service animal status.
