I work with clients on both the tax angles and also potential investment ideas depending on their background, goals, time horizon, liquidity, etc.  

With investing you are obviously trying to balance asset class correlations and sync your overall portfolio with your risk tolerance, investment objectives/goals, time horizon, etc. which is unique to you. 

Free info, mostly quality --I would also recommend some others such as Big Picture Retirement for broadening your horizons.

Just make sure you have enough cash on hand and a long enough horizon that you are never forced to sell and you will be fine.  

So if you have a long time horizon, look at deals, make some offers, see what happens.

I definitely think you can hit your goal of getting $10K/month in net cashflow WAAAAY before your 20 year time horizon. 

When you look at the whole picture and seek to make big hairy audacious super-optimized moves with a very short time horizon it can very easily lead to paralysis.  

Using the equity would save about two years off of our purchase horizon.
