I don’t see anything glaringly wrong with their concept but 2 things have caused a red light.  1.

This provides an excellent opportunity to purchase properties, make light renovations to increase both rental income and property value, and optimize cash flow.

Unless you have discovered some hidden jewel, the traditional second home locations have all turned stale.

Instead of just writing "property maintenance," note activities like "installed new light fixtures" or "deep cleaned kitchen for guest turnover."

I am aware of companies like Pad Split, but would prefer to have a more traditional company overseeing the day to day since I am out of state the majority of the year.

I don’t want to start a political discussion, but with current events I’d be interested in moving my somewhat significant traditional IRA assets offshore before that becomes impossible.

Rent by room / house hacking / co-living should deliver significantly higher cash flow than a traditional rental. 

Finding a potential lot won’t be hard but getting a local municipality to give you the green light to build an MHP is going to be next to impossible.
