2-4 units cashflowing in today's environment is very tough, namely due to high prices and high interest rates. 

VA loans are the only loans that allow this, and there is no rate penalty for it no longer being your primary home.With that in mind, you could do a cash out refinance today at a higher rate than current market rates which will create profit on the loan, we can take that profit to pay for your closing costs.

Good morning,Bigger Pockets Forums, Today I’m doing the inspection of what I hope becomes my first real estate investment.I spent the last 2 months reading, listening to podcasts, talking to other investors, combing through listings, and visiting properties in Baltimore near where I live.  

Of course no one TODAY knows this.. they just look at 30 to 40k lots 250 to 400k houses and dont really compute the staggering amount of lots available or history of the market going back decades..

Bonus Tip: If this quadruplex is out of state, I’d highly recommend building a reliable local team (cleaners, handymen, etc.) and maybe consider hiring a co-host or VA to help with day-to-day tasks, especially if you scale up. 

Curious to know if anyone else does the model this current day. 2019 was a different ballgame than todays market for sure and I think the model can work but it's very few and far between where the numbers will make sense in todays market.

In today's world most buyers will come to a realtor with the 5-10 properties they already saw/researched on Zillow just to set up a showing.
