The first flip I did went really well and I thought it was easy which is why I was reckless with the one I lost a lot of money on.It's not failure, it's feedback, and it's making you better at your craft.

Unless you have reason to believe the tenant maliciously or recklessly broke the oven, I'd simply repair or replace it, assuming I intended to keep renting the premises and that renting it generally required having working appliances.
