The current market makes it tough to find solid cash-flowing deals, especially with 20-30% down.

Really tough to find anything through google searches.

It is a fantastic time to buy for equity, but it will be extremely tough to cash flow as rental prices are continuing to decline.

I work on a ton of Padsplits in the Atlanta market and it is tough for a 4 bed co-living property to be much more profitable than a long term tenant factoring in additional utility expesnes, padsplit fees, and additional property management expenses.

It should only take you about a month or two to contact everyone on your list and then the tough part – you start all over again.Why the repetition?

3) Special Assessments - Back in 2010 and 2012 there were some material special assessments totaling ~$10,000.

And sometimes, we are not materially improving what you could have done  yourself. 

(Currently our rebar supplier is behind 2+ weeks and these materials were ordered 45 days in advance). 

As long  the tenants pay the rent each month, increasing their rent will be very tough and getting them to leave will be extremely tough.
