Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.  

Forget the promises of education and coaching you hear, it's going to take years and years before you can stand tall with your own, hard-won insights into this business.

Sales are inching slightly but have stayed flat for the most part.

@Carlos Ptriawan It is over 30" at the trunk about 40' tall but dropped a limb onto the deck and broke the framing.

If the roof is spongy and you go into the basement and the water heater and furnace are encrusted with an inch of rust, that's a different issue.

Every inch is filthy, crayon, stickers and animal feces everywhere.
