Having your license can actually be a hinderance to getting a great deal on a property, because if you get too good of a deal, down the road at some point the person who sold the property to you can file a complaint with the real estate commission and claim they were taken advantage of.

Since my goal was both equity and cash flow and I was new to this I instantly jumped into the Equity portion rather than letting the effects of the rehab on the property and financing build equity over time and this has hindered my growth in number of properties because I spent way too much Capital per $1 of cash flow.So, how much capital did I spend per dollar of cash flow to get a single dollar of cash flow?

I am not against this, however I own this property with my partner 50/50 and his credit will hinder our approval, meaning I would be the only borrower and he would just sign on title with me.
