Most of the private loans I get (which comprise most of the loans I get, in general) don't come with a personal guaranty, so the property is all the lender can take if I were to stop paying.Not to mention, even in the government-backed financing world, there are plenty of situations where a loan is essentially non-recourse.

Real estate is a very huge market and it also comprises financial aspects, in which your accounting degree might help - so better nourish it first before you jump directly into RE.

WIPE THE MOLD AWAYAgain, assuming this is not caused by a live water leak, the best solution is to mix up a solution of mild soap and water (simple dish soap) and just wipe the mold away.

If you hold the property for 3-6 months, that's roughly 3-6% (or 1% holding cost - that comprises of house payment + utility payments + taxes and insurance)If you add up all the numbers, you have...13-20% COSTS or you will end up 80-87% of the sales price.
