People don't trust contractors who tell them what they don't want to hear, they only hire people who bolster their idea of what could/should be done. i.e. min to make the non-deal a deal via cheap work.VERY FEW people want to pay for anything.

This is somewhat close to where I want to be long term, but would like to bolster the stocks up a bit.

But the average rent is as such and cannot be bolstered to a staggering level to try to make the numbers work.I'm from west michigan, I think I could do better in Multi-family properties there, seems the numbers and logical rent prices go together well.

Depending on how large the sum was, I would take ~$100K and start building a BRRRR or BRRRR-key portfolio to throw off income to eliminate my consumer debt, bolster my reserves and cover my expenses so I could hit financial independence and make work optional.  4. 

That will help bolster the value in the area in the next decade.

@Thomas KnightFHA is not to be used to bolster your portfolio although many people do. 

If that's the case, you now have evidence for keeping their security deposit and sending other Notices To Quit to bolster your case. 

They can help give you specific suggestions on what types of things you could do to bolster your lending credibility quickly to get a mortgage and, at the same time, learn about the different mortgage types that might work best for you to acquire your first property.

I've always felt more successful because the numbers were bolstered by sales.
