I tell them to change the batteries when i send them the lease renewal or else theyll get locked out. seems to work well so far.

Could be as small as a dead battery in a smoke detector in the middle of the night (no guest wants to hear beeping while they are trying to sleep), guests can get rowdy and disturb neighbors, I have even had guests that insisted upon having someone meet them face to face when they arrive.

Totally Off grid with micro hydro,48v dc to Pure sine wave inverter(5500 watts) New Trojan Batteries (Renewable energy) Have two springs one is for drinking water and other is for water turbine.(90 gallons per minute and 175 foot of head/drop in elevation) still a project in progress as we have plans to convert into a functional micro farm with greenhouses etc producing all natural Non GMO vegetables that are ORGANIC.

They agreeing to findings.2. complete repairs found by inspection and deduct from deposit3. clean carpet if they don't provide a receipt from a local, professional cleaner which is the condition they received it in. deduct from deposit if they didn't.4. if a pet was allowed, they must turn in a receipt showing it was treated for fleas. if If they dont it comes out of the deposit. if any damage from pet they're given an estimate of repair and sign an agreement that they will pay any excess not covered by deposit.5. touch up painting as needed, filters changed, fire alarm batteries updated.6. get keys from tenant and change locks. old locks go into inventory to be used in other properties.7. return their deposit with a letter documenting what expenses were paid out of it and a notice that they are welcome to return if they were a good tenant. they can use the statement for their future landlord as well. if they were not a good tenant, they go on a do not rent list for future reference with a copy of mive.iut inspection signed by them indicating damages and/or non-compliance behavior.

I more easily track all mileage, buy supplies like light bulbs, batteries, cleaning stuff, grass seed, icemelt, etc through.

Dragging the cord is why I said "open" - if you have a bunch of trees or swingsets or whatever to navigate, getting the cord to do the right thing gets trickier.I don't like battery electric mowers; I feel the power requirements hit the batteries too hard and will require replacement batteries too often.If you get a gas mower, again, use non-ethanol gas, as fresh as you can.
