DSCR Loans are generally tied to the 5 year treasuries (granted not much of a diff) - and yes, spreads are a little elevated recently but that is good rule of thumb 2.5%-3% over.

We shouldn't take these projects for granted but, as I mentioned, we don't need to.

Once they learn how you do business, they will see you as less risky, offer better teams, and maybe even grant you access to cash you wouldn't get otherwise.  

granted, my comment was somewhat rhetorical. 

As Grant says Contacts are Contracts.  

For example, I have a property that was announced as a grant funding development for 2025, along with the need to buy neighboring lots to clean up the land. 

@Calvin Thomas Grant funding I think will actually increase prices as the grant money comes from taxes so you are paying it anyway.
