On the American side, you pretty much just have the state park.

Up front fees (outside of appraisal fees) are typically a red flag when dealing with a HML.

I want to give them the benefit of the doubt they are just struggling with staffing but now have seen some red flags that lead me to believe there might also be some type of deceit/fraud and possible financial trouble.

As far as I can tell, this may be over capacity and is also a huge red flag. 

However, I don’t have a US-based W2 (but work full time for an American tech company in their London office). 

Lock up a good chunk of money for years with essentially a stranger and pray that your sponsor does not appear on an episode of American Greed any time soon.  

Hi Devin, Have you ever considered that instead of America needing smaller homes that are more affordable, that America needs more higher paying jobs so that people can live the actual American dream versus having to settle for less and less and less (Has George Carlin pointed out in his classic speech about this).

What red flags would cause them to pass on a deal?
