The listing pics show a "dual rut" gravel driveway that ends at the rear of the house.So, from a potential buyer's perspective, they're likely seeing these expenses on top of the acquisition costs: pave the driveway from the curb to garage (low guesstimate: $10k) and possibly add a car port near the back door to the house to make unloading groceries, etc. more convenient.The description says "Basement: None".

Whether she will try to claim this repair with her auto ins/renter ins or not I'm sure it's gonna come out of her pocket anyway since $400 is about the cost of replacement for a rear windshield and deductible probably will result in it being out of pocket.I can just tell her that I'm sorry but my ins won't pay for it (which I believe is the case)  I also don't think I'm liable since its not a negligence on landlord's part.

I would do room by room if I have no family (or when my spouse is on vacation).Your typical room rental is usually youngster in their 20 or 30s and usually they have professional job assigment, they work in major corporation.

But I have a quandary that perhaps someone has insight on...LA regulations mandate that new construction detached ADUs be located behind the rear property line of the primary residence.

Here's my question -  if you HAVE rented to youngsters, what has been your experience?

The rear unit is a renovated one bedroom and the front unit is a freestanding 2 bed 1 bath house.

Also, rehab can come back and bite you in the rear end if you do it wrong or take too long or get ripped off.
