Hello everyone, Looking to purchase my first rental in the next few years and I’m getting things organized.

I am helping some friends with their non-profit organization that provides a place for families to stay while visiting someone at the local university.

They are reasonable, down to earth, organized, professional, very fair, best HML I've used to date. 

I know the relationships between a real estate investor, their team and mentor should be organically established, and honestly I would not have it any other way.  

Now, if you're very organized/detailed person and you want to be a landlord yourself, you can invest that money in a single family rental.

I do plan on using a CPA to file my taxes (first time.... always have done my own in the past but 2018 was first year owning rental properties), but I like to have my ducks in a row, so to speak, by being well organized BEFORE engaging the CPA.'

I would also have very organized paperwork. 

I've been kicking about organizing a meetup here in the beautiful Napa Valley, and have decided that I should just go for it.
