A simple fix and flip; clean, landscape the yard (in Arizona that means spread some gravel), a couple new light fixtures, and touch-up paint.  

(Still cleaning, packing, etc) Is there anything I can/should do to ensure she actually leaves today?  

It's like me paying my clean-up guy, I'm not going to drop him a deposit so he can get plastic bags and a shovel, he'll be paid hourly and I take care of the rest.However, as a contractor vs. handyman crew, you buying the materials would cramp my whole business.

Do I just clean it up for a quick sell and use the money to invest in a property that's more suitable to my wallet right now?

I know some of the mediocre craigslist photography was a big turn off for me while I was looking for places to rent, so if you're looking to step your photography game up in between tenants in the Florida Keys (prefer upper and middle keys at the moment, but could be willing to travel to the lower keys for the right opportunity), shoot me a message on here.I would also be willing to help with light cleaning if necessary in between tenants.

I realize there are particulars to each home but for a generally clean yet warm look, I (and the buyers) have found this combo to be really pleasing.  

Too hard to clean

If you install salt system and automatic cleaning your maintenance will be fairly low.

It is clean and safe, but not overly nice, and there is a major eyesore property next door to this one.It has new siding, new paint and new floors and does not appear to have super aged water heater/ac/roof but I intend to have a home inspection to verify the big stuff.

The other person is clean.
