I have worked as a service provider to the HOA industry for many years and having been to literally hundreds of meetings I can tell you that some are like babysitting dozens of adults for 3-4 hours every month (and that doesn't even include the calls/emails you get on a daily basis).

If you make one wrong move you can have to start eviction all over again even if the judge would love to grant in your favor.Always include "and all others" in your documentation so when the Marshall evicts any unknown adults living in the property 18 and over will be thrown out as well.
