I understand that many of the guru types speak at these meetings, pitch or no pitch, it's still promotional.

I think that I am not supposed to promote companies here. 

People that promote that as a plus usually are people trying to unload unprofitable properties on lazy/novice investors. 

The programs are promoted as a way to improve the quality of rental housing and cut back on blighted properties and/or those with code violations. 

I want to say this upfront so it is understood that I am not promoting anyone who has paid me money.If I was going to invest in MF passively, I would start with Crowdstreet - Darren Powderly (the many in charge over there) is a CCIM that understands the space.

This could become problematic if people jump to the last post without reading through the other posts and end up posting their version of the same thing that was already posted many times before.The most prominent feature of this version is the right hand column which promotes the BP Blog, the books, and the next webinar.

At the same time he is clearly promoting his own material throughout while criticizing others for doing the same.

I have a question for those who promote purchasing their own materials.

@Tom Jimenez@Ramon Fyffe and Account Closed are referring to taking a participant loan from your 401k so that you can purchase real estate as opposed to actually investing your 401k into real estate.Lots of folks here on BP - service providers wanting to sell plans with the lure of "easy cash" and people who are simply investors - promote the participant 401k loan as a great kick-start for investing in real estate.  

Continue with your self promotion and hit social media with that 3% to ANYONE who brings a buyer.
