(E)The requirements of Subsection (D) of this section do not apply if:(1)before March 31, 2014:(a)a building permit for the dwelling unit was issued; or(b)the use was established; and(2)after March 31, 2014:(a)the gross floor area does not increase more than 69 square feet, except to complete construction authorized before March 31, 2014 or to comply with the American with Disabilities Act, or(b)any interior remodel that requires a building permit does not result in additional sleeping rooms.

(Not being negative, I am being conservative).Just so you know, an interior paint job here in CT can easily run you $8K for a 2000sq ft houseSo let's say it needs $20K in cosmetics repairs.So you are at $205K of reserved money ($157K + $28K)Now lets say closing costs and all purchasing fees are 10% of sold price.

Which I also hear them out on when other factors are fine.That all being said...I think lowering the asking and SD requirements, better photos (interior and exterior), a floor plan/solve for showing the flow, with increased marketing should do the trick!
