The big thing that sold me on the vinyl planks is that it is installed with pressure sensitive adhesive which means that if a tenant drops something heavy on a spot or drags a dresser across the floor and scrapes it up, I can pull up those indicidual pieces and replace them with new ones without refinishing wood or replacing laminate.

Not a big deal to forward a PDF to a tenant but I'm not sure why it's not part of their system and it was annoying to have to sign up for their secure mail portal (but an understandable limitation since the PDF does contain non-sensitive PII) I use cozy.co for collecting rent so I just uploaded the PDF to the documents section of the lease which emails the tenant and keeps the docs in one place. 

For example, how sensitive was COC to the Cap and Int spread.

Also, taking a close at the financials and how they will cover DSCR, what's the refinance period (this is the risk that scares me the most), amount of leverage, how much skin in the game is being provided by the sponsor, a sensitivity analysis on the worst case scenario that you can live with....along with a stress test (i.e., how long can they stay solvent if things turn to crap and tenants stop paying rent). 

Rates are also market driven, because they are risk-sensitive.

That could cost your client an earnest money deposit, as well as all tax advantages from doing the  time-sensitive 1031 exchange.

Make sure they they have any sensitive or confidential information blacked out.

The Preforeclosure notices are done once a week due to the fact that only a hand full come out each day and the information isn't nearly a time sensitive as upset bids and the upcoming sales information.

That's the time sensitive piece.  

Our city has some hills and retaining walls or walls in general are very very sensitive to our city inspectors so that's another hurdle you may be weary of.
