Not because he was the wealthiest guy I worked with but I never considered trailer parks in my real estate investment strategy to build wealth.He had a manager on each site that collected rents, dealt with the city about electrical and water hookups, etc. but my client didn't really do anything except scout for other opportunities and spend about 5 hours managing his trailer park empire.Again not the richest person ever or anything but he worked about 10 hours a week and had almost no stress in regards the parks.He was also a guy like me that had been brought up very poor and did it himself, which was pretty amazing.

Keeping some of your capital pretty liquid until you know what you want is a good idea, but you should still be putting those dollars to work.In the meantime, you can take your time learning the ropes of scouting deals and doing rehab work.

Personally, I would pick cities where I had trusted boots on the ground to do some scouting for me and then start analyzing deals using the Bigger Pockets Rental Properties Calculator to see where I would get the best returns, then handicap those returns using population and demographic trends - Basically I would find the best place to purchase buy and hold properties where I had someone I could trust on the ground.
