Any way you cut it, that's over 50% vacancy.If the vacancy rate in the neighborhood is under 10%(or thereabouts,) then it would appear that the building is being run incorrectly.

Properties with older loans could have been paid off and the reconveyance was not recorded or the mortgage has been paid down over time, also the value is incorrect in the software/platform you are generating the data out of.

Tax records are often incorrect, tax records and code requirements are two different things, you can update the tax records with the Assessor, they are usually happy to take more money.

All of the terms in quotes are defined in your policy.Most think there is a flood exclusion on the policy, that is incorrect, it is a water damage exclusion, it just has an exception that if the water damage is cause by pipes that accidentally discharge, we will cover that water damage as long as the premise is occupied and either heat maintained or pipes winterized.
