You have a problem right now and the time to address it is right now.In an ideal world your tenant with the late payment record would progress to nonpayment and you could immediately evict for that.

Locations close to prat and whitney would be ideal, especially since pratt will be adding close to 15k jobs through out CT.New britain is mostly working class, areas near the CCSU campus might be ideal.Other cities to consider.... hartford, bridgeport, and maybe waterbury... but be careful of the neighborhoods you buy in.Good Luck...

I work full time but I don't have any real cash reserves to tie up in deals so the first few properties would ideally have cash flow pretty much from day one.
