If there are places where wood is splintering such that a person walking in socks can get injured I would address that.

It reminds me of executives that drive a company in to the ground and still walk with their $40 million dollar bonus. 

Along with a vibrant art scene, restaurants & easy walking it attracts year-round visitors seeking fly fishing, white water rafting, kayaking, skiing & snowboarding that is off the beaten path..

They can walk in any branch with a personal check or cash, or pay online via ACH bank-to-bank transfer.  

Only thing I would add is that there are certainly investor friendly T/E companies that have worked with wholesalers before and I would look to use them if it were my first transaction as they can be really helpful in walking you through it once you actually have a deal in place.

So maybe start driving for dollars or walking for dollars in neighborhoods that would be good rentals or that you like. look for houses in distress or long grass or multifamily and call the owners and see if they want to sell.

His closing costs and outstanding mortgage would be deducted from his proceeds, let's estimate that he walks away with If $175k.
