The realtors aren't the problem...when a buyer tells a realtor they want utilities turned on it's a HUGE red flag that they are dealing with a novice..everyone knows that utilities are NOT going to be turned on...

After that, no guarantee as to the increase.Is this normal or is that a red flag?

I like to watch if they truly scrutinize the place based on their needs or if they are ready to move in that weekend without barely looking at it (major red flag).

Yes, this is generally a concerning sign, if your tenant is not confident in his ability to have rent in the future that is a red flag. 

Once on board we had pretty much instant red flags and issues but unfortunately since we were locked in there was no way to get out of the contract without surrendering early termination fees.Another thing I would say is do research on your particular market and know very well what rent prices are and what the market dictates you can rent a property for.
