Non-payment is usually acceptable, but what about the irritating, constant minor violations, or unproven issues you don’t want to go to court over?  

Explain to them up front your situation with using a loan, but you have skin in the game with a 20% down payment.

Still feel blessed, no threat of losing properties like others in our state, but irritated that the delinquencies are not due to COVID, just poor eviction moratorium policy.

Although understandable, this intent will typically be met with resistance from most every lender you speak with; lenders will want you to have at least some skin in the game.Best,Michael

And I am also accredited so there are a lot better options with competitors that have much lower fees, more skin in the game and more sponsor experience.
