Replacing the ceiling fan light switch isn't so hard; the fan switch can, of course, involve more wires.Remove them, go to Lowes, buy the 6-pack of Project Source flush mounted ceiling lights for under $45 (or the 2-pack Project Source LED flush mounted ceiling list for $40) and donate your ceiling fans to your local Habitat for Humanity store (if they'll take the things; sometimes they only want the globes).Just had a friend working on her older rental house that had 5 ceiling fans (include two in the kitchen; again not unusual in these old houses); half wobbled, the other half had burned out bulbs or broken switches from her previous tenants.

FHA mortgage insurance is for life of loan...it did not use to be this way, and will probably change in the borrower's favor later this year, as FHA is flush with cash after years of losses.

Scale, hardwater, well water with sand in it, debris from flushing hot water tanks, debris from dip tube failures in the hot water heater, all play havoc with all modern fixtures.

The hot water heater is 21 years old, however, I had the tanked inspected, drained and flushed a few months ago by a licensed plumber and there were no leaks or other issues.Can anyone provide a solution that would be satisfactory to an insurance company and won't require me to replace the existing hot water heater?
