My predicament comes from the situation of living in one of if not the most overpriced real estate markets in the world right now.My goal in joining this forum and building relationships with the people on this site is to navigate this difficult real estate market in order to advance my financial situation to better the life of my family.I understand allot to starting in this game is taking action and not sitting back on the fence but I find myself in an area that doesn't allow for an ideal return on equity as far as real estate investing for flipping/renting for positive cashflow.I look forward to having productive conversations with the fine people here on biggerpockets forum in hopes of helping other people succeed while succeeding myself in the ever changing world of real estate.Cheers,Matt Bouwman

Getting/giving repair quotes to the Seller (to justify an already-given lower Offer) would be akin to asking them to use your Realtor to decide price - and it's already being established here that "dual agency" is not the ideal way of getting YOUR way - so why would they believe it helps THEM?...

Construction, hopefully not more than a month or two (simultaneous to the lending, not in addition), but depends on the property and what they are doing to it.4, Have you ever worked with turnkey providers who also throw in additional incentive by helping you acquire a rehab and they would manage the rehab and subsequently rental.There are a lot of these companies, and while I haven't done any of them myself, there is only one I would recommend- it's a company I deal with their regular turnkeys on a regular basis, but they also offer this method.
