First off thanks everyone for all the cool intros, I read plenty of them and if I missed you it was because there is a ton, which is cool because there are more and more like minded people everyday that want to get down to business, but scary to me as well.

But I have more questions every day. 

In this case I would be hiring people to do the work on the house instead of myself as it can get done quicker and I won’t get burnt on working on it every day after work.

Inspected it every day then every few days and no more water.However, tenant wants us to pay for damages.

I had my own general contracting firm and I woke up every day looking for my next dollar and sifting through an endless stream of subs and workers who did not share my outlook on life.

Yes, the lien can likely be paid off for $10-$15k, or less, happens every day.

I'd want somebody who is up to his eyeballs in real estate, all day, every day. 

Junk mail - I get multiple credit card offers every day in the mail now.

BUT that doesnt mean being there every day , subs are there some days , sometimes they get delayed , inspections can take a day , two maybe 3 .

On the other side I have a number of people (some agents but mostly not) sending me properties everyday.
