I'm interested ideally in very long-dated contracts to take advantage of appreciation.

I can’t tell you how many times I was told by an uninformed agent that something was legal or zoned for and was wrong.

Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals.
