Track down all your emails, texts, etc.

You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

Being specific helps eliminate confusion and keeps you on track.

The good HML companies will look at the project closely with you, to make sure they think you're on the right track. 

Taking a good look at the Sponsor's track record and expertise is critical when vetting out GP's.

Can you get people on the phone, are they confident in their answers, will they provide track record, referrals, etc.  

In terms of comps and understanding both sales & lease deals, as well as what space might be available by tracking lease expirations, it is absolutely the best choice out there.
