I created an account a while back without much initiative but now I have returned looking to learn the BRRRR method.

For ceilings, you want a special ceiling paint that doesn't splatter, has a long open time (dries slowly), and is flat instead of glossy.

The problem is that these bad guys are always going to exist, it's like trying to kill ants during a really hot/dry season, there are just more and more of them, and while we need to stand up to them to a certain extent, I personally don't want to give them too much of my bandwidth, I feel the world needs our talents doing the stuff we are good at.

For example, try USDA (if possible) or FHA loan first and start by buying a primary residence, then do X, then Y.Also, are there methods to minimize upfront costs? 

The spread left in the escrow is now released  to you.You do this same method with hedge funds  

While possible to do after you have many properties where it can be paid off quickly I would not recommend doing it out front. using this method to circumvent saving cash will only lead to over leverage and a false feeling of investing to slow you down later  

Here are some additional methods to help you find off-market deals:Networking: Make connections with other investors, real estate professionals, and possible sellers by going to regional real estate meetings, networking events, and industry conferences.Direct Mail Campaigns: To connect with homeowners in certain neighborhoods or with particular property attributes, create a tailored direct mail campaign.Driving for Dollars: Identify foreclosed or distressed properties by physically driving or strolling around neighborhoods.
