I'm almost positive that you can't deny a service dog, however I'm not sure about the pet fees.

This is what I'll have to do in the future if the lenders deny my application due to the letter.

In a local Facebook group, landlords and prospective tenants advertise their units or looking to rent a unit however today there was a discussion on there of tenant's complaining that most landlords in the area don't allow pets and several people said they registered their pet(s) as service animals and insist they can't be denied because of it.

Hmmmm....wondering how that effects the insurability of the property....I can't imagine it would have anything to do with foreclosure as it seems 80-90% of lender claims are denied.

If it is a true service dog you can not discriminate or use it to deny them.

These were blatant cases of discrimination that no one is denying. 

If this is a single family home in Santa Clara, this is a DENY.

I was able to do that once ( had separate genders want to rent but was able to deny because my daughter was there and she didn't want it) but otherwise it doesn't bother me. i have a 2 family student rental, not mixed, but the 1st floor is boys and 2nd is girls.

If you get denied at one lender, go to another, or visit a mortgage broker who can help you look at multiple lenders.
