I couldn’t imagine a problem for a sfr instead, as long as you have enough room for the required front, rear and side setbacks from the property line.

I am in contract to purchase a duplex in California on a parcel that is eligible for an ADU unit in the rear. confused about structuring purchase.The investment will be purchased by The traditional IRA/LLC 40% price 1031 of property owned by my wife and son 40% price remainder in cash (myself) 254,000The property would have a TIC 20% price (Tenancy in Common) SACO (Space Assignment Co-Ownership).

Lastly, if I use my current funds & small family gift to clear taxes in the rears it will leave me no extra funds to put down on the property, however if appraisal is accurate I should have a good 30% equity in the property from the start.Long story short I’m here to find out if anyone knows of any loans or mortgage brokers that can assist me in making a deal like this possible or if it’s even possible to being with.thank you so much in advance!

My parent's house is near the top of the hill, slopes to the rear, and the down spouts are buried to divert the water away from th house, never any water issues in the basement, but I guess it's a concern.

Current State: 2-unit (2-BR 1 BA each) with unfinished basement (egress and height requirements in place) in West TownRehab Goal: 3-unit (3-BR 1 BA each) Issue: A local architect mentioned that while the property was currently zoned to accommodate 3 units with 3 BR each, I would need to create 3 parking spaces in the rear.
