@Robert Del ToroMy first thought is not to use that image on your prospectus.On a more serious note, to find private investors you'll either have to have one in your circle of friends/family/acquaintances, or you'll have to talk to other real estate investors (by actually being helpful, interested, and their friend) and then see if you can find the people who help them finance their deals.I'm not even connected, and I can tell you, it's super irritating to meet someone and have them asking me if a know/have a private investor like, 5 minutes later.Build the relationships, put in the hustle, the money will come once you set the stage.

Skinning some newbie landlord or home buyer would be much different than skinning me in a deal, LOL, like that would happen. :)Assigning contracts is not a good business model, it's an exit to be used once in awhile depending on circumstances.

Conventional loans sometimes allow gift payments but not 100% of the down payment as they require some buyer skin in the game as well.Downside to FHA though is mortgage insurance premium is high and you can no longer get rid of it for the life of the loan.

For some, the deposit is already seen as "spent and gone" and never expect anything back, based on the condition of the place they leave it in, or live in, for that matter.So the MTM gives me the opportunity to get rid of them by cancellation if they irritate me, and the lease does not have an advantage for me since most have basically nothing to loose.People with a more stable and higher income I do leases.

The people was all so miserable and back bitting and scornful and would not share anything and then the luch call is made and he goes as they all run to the table and then he notices that there they are with the same HUGE TABLES of food and that giant silver ware again and them tables almost 5 feet accross and so long almost unending and just piled full of the finest foods and yet he realized the people was emanciated almost most starved to death and skin and bones and fighting and arguing and scratching and trying to eat with that giant silverware and yet it was so large that with all the plenty there was everywhere they could not utilize that giant silverware and thus could not get any food in their mouths hardly at all and was starving in a land of plently.
