This data from apartments/multi-family is painting a beautiful picture on the horizon for single family rentals.

In general people with young families, less stable jobs, less marketable skillsets, less time horizon (older), less ego, or are shorter to their FI point should leverage less and have less yield chasing behavior.  

At that point, I had a decision: do I sink $1,250 into a 25 year old furnace (that would probably have more problems on the horizon), or do I bite the bullet and pay $5k for the new one?

I see no factors on the horizon that will suddenly cause either of these two markets to shift from strong appreciation to declining prices.

That is a long time horizon and would want certain profits locked in sooner.

LOLI paid the stupid mortgages off and did the refi, but only because it was a seller-financed loan at 6% and I saw drama on the horizon. 

I’m happy to have a longer horizon.

Hello there,We are expanding our horizon from just the smokies to including WNC.

Excepting that new change is on the horizon and learning to work with it and find compromises that work for everyone is going to work much better and much smoother. 

We hold 4 investment properties for pure cash flow (3 are paid off completely), 2 principally as investments in potential appreciation on a 3-5 year time horizon  (they are breaking even in the mean time), 1 as a prospective flip in progress, 1 as a vacation home (Gulf front in Florida) and 1, a small farm in upstate New York, principally as an investment on a longer than 3-5 year time horizon ( I hope to move there one day and grow some grapes as it is within the Finger Lakes appellation).
