What kinda hurdles do you have to overcome to get approval, and how long is that process?

If you were more knowledgeable about the process, as indicated by representative questions, I would say you could go your own way, but even then, considering the commitments, a Realtor can bring excellent value.

Our thought process is that we will be holding and renting the property for approx 5 years and then sell it where the future capital gains taxes will outweigh the cost of setting up blocker corp.
