After a few of them I would start denying them. 

At that point lenders will begin denying loans because of too much liability.

honestly, it’s not that I don’t have them but with all of my expenses , it brought down my gross income tremendously and I’m afraid that will hurt my chances being that I recentley tried refinancing a vehicle was denied because of that.

First off, source of income (including child support) is a protected class in NY and so denying housing based on that alone could be viewed as discrimination.

So if you live in a condo tower (*cough* Ogden *cough*) you have to apply for special variances which have so far all been denied (to my knowledge).

You could be denied based on this alone.

When this is the case, you have a lot more latitude when denying applicants.

Unfortunately this crap is part of being a LL.Good luck In New Jersey leases automatically renew and if a tenant wishes to renew, you can't deny.

You are free to deny a Sec 8 tenant if they don't meet other criteria that you are allowed to base decisions on, for one, credit score.

Just simply you have been denied.
