The biggest draw back for me has been lack of property managers in rural areas but I've found some real estate agencies take on that role too.

I work in agency financing and finance MHP's nationwide all the time but typically only finance loans greater than $1.5MM.

And from a "increase your cash situation" you could be the manager after sale, so you can not only profit on the sale, but retain cash flow from managing the STR as well.Many resort towns have agencies like this.  

@Kate Lee Every state is different so I don’t know how it works in TX, but here in CO the agent/client relationship goes like this: unless there is an agency agreement in place you are a technically a customer and we’re not supposed to advise you or advocate on your behalf.

Go through your MLS when a home gets listed, call the agent, probably stick to smaller agencies, and call agents and ask.
