If you dont want to spend a lot of money get the ones from HD that mount in the plastic brackets outside the stops.

You better make your offer very clear that you are wholesaling, not buying yourself unless you can buy it yourself.If a seller relies on your performance and they do reasonable things to follow the contract and you fail,  the can seek damages for costs and expenses related to moving out, motel, eating out, down payment on another property, etc. it can mount up in Mo. ;)

I just realized that I should have done so earlier, but unfortunately I only later at my age I have realized that I need to become multi family investor/landlord.I am looking for authentic  advice from current multi family landlords who happen to be living in Westchester County area in Yonkers, or Mount Vernon NY or other areas of Westchester County or maybe even Fairfield County CT...

I've been running the numbers, and to me it seems to make more financial sense to purchase a multi-family property in the Mount Vernon or Oak Harbor area.  

It's probably worth considering other markets (Blaine, Ferndale, Mount Vernon).
