Tell the agent your intentions and see how they can help you and vice versa.

One thing I would respectfully caution is that if someone (i.e. me for example) decides to put off making my first deal because I'm going to put LLCs into place first and that's what I deem necessary to run my business/company, than others need to respect that vice stating that I'm just looking for another excuse to avoid taking that first step.

But I'd rather they fight me for the money than vice versa.At this point, what is the legal action, the seller can take against me?  

Are there any wholesalers having success in this market dealing with agents or vice versa are there any agents having success working with wholesalers?

An 8% cap rate is not better than a 5% cap rate nor vice-versa.

I just started all my leases M2M for other reasons, even still I put in my agreement that I can increase rent with a 30 day notice of $50 per month just to make them aware that rent may increase and vice versa if they don't like it they can give a 30 day notice they will be exiting the premises.  

Granted, what appears expensive in one market is relatively cheap in another and vice versa.
